MEDFORD, MASS. — Boston-based developer The Davis Cos. broke ground in August on The Clayborn, an industrial-to-multifamily conversion project at 970 Fellsway in Medford, seven miles northwest of Boston. The company bought the 7.9-acre site, which was home to a self-storage facility, in 2019 for $25 million. According to a LinkedIn post quoting Davis, the project cost is approximately $78 million. The development team includes Plumb House as general contractor, Bohler as civil engineer, WSP as mechanical engineer and H+O as the structural engineer.
Cube 3 is the project architect, designing the 289-unit property to Passive House standards. Passive House is an energy-efficiency designation emphasizing airtight construction through a high-performance building envelop to reduce heating and cooling costs and energy usage.
Davis has demolished the self-storage building and will be replacing it with the apartment property, which will include a mix of affordable housing and market-rate units. Rent restrictions for the affordable homes were not disclosed. The Clayborn will offer a mix of studios, one-, two- and three-bedroom units as well as six townhomes.
Amenities include a pool and fitness center, a playground, golf simulator and putting green, coworking space a dog park and a rooftop deck. In collaboration with the City of Medford, the developer will complete infrastructure improvements including the installation of a new bike-rental station, a relocated and upgraded MBTA bus stop, new sidewalks and more. The first phase of development will be complete in August 2027, with full completion projected for November 2027.
