WASHINGTON, D.C. — Gilbane Development has begun leasing the second of its three-phase redevelopment at 7th Street and Barnaby Road in Southeast Washington, D.C. Phase II of Barnaby & 7th includes 229 units within four new residential buildings: The Stoneview, The Solomon, The Marte and The Lewis. Construction of these buildings is slated for completion by summer 2026. The four communities feature a mix of studio to three-bedroom units serving households earning 50 and 80 percent of the area median income (AMI). Twenty percent of the apartments will be set aside as Permanent Supportive Housing (PSH) units, managed by the district’s Department of Homeless Services.
Phase 1 of Barnaby & 7th consisted of The Upland, which was completed in spring 2025. The Upland includes 169 apartments, 34 of which are PSH units. Income restrictions for this phase range from 30 to 50 percent of AMI. The third phase of development will include approximately 100 additional rental units in one multifamily building. When fully complete, the project will be comprised of a grand total of 498 units. The developer built a new pedestrian walkway during Phase II construction that is designed to connect all six buildings of the larger development. According to the District of Columbia Housing Finance Agency, the total project cost for Phase II was approximately $135 million.
