FREMONT, CALIF. — Sack Capital Partners, in partnership with LEM Capital, has acquired Koda Apartments, a 122-unit property in Fremont. Koda was built in 1970 and renovated in 2018. The 10 garden-style buildings are situated on approximately 5 acres. Units are a mix of one-, two- and three-bedroom floor plans The seller, which was not identified, has invested roughly $10 million in the property over the past six years, including a full interior renovation across all units, which now feature washers and dryers, updated electrical panels, new kitchen and bathroom cabinetry, quartz kitchen and bathroom counters, new appliance packages with gas ranges and plank-style flooring. Other upgrades include a new leasing office, community room with fitness area, pool and lounge area, bocce ball court, firepit area and outdoor event space.
