Casa Bel Mar in Tampa, Florida

TAMPA, FLA. — Archway Partners is developing Casa Bel-Mar, an affordable housing development in Tampa. FK Architecture designed the exterior and interior of the property. Casa Bel-Mar comprises 100 one- and two-bedroom units, which were subsidized for low-income residents earning between 30 to 80 percent of the area’s median income. Amenities include a community center, tech lab and fitness center. Archway Partners broke ground on Casa Bel-Mar in June. The wait list opened in the summer of 2022, and the community has since received approximately 18,000 applications.

Prose New Hope in Raleigh, N.C.

RALEIGH, N.C. — Alliance Residential Co. has opened Prose New Hope, a 344-unit community in northeast Raleigh. Prose New Hope offers one- and two-bedroom units with features such as granite countertops, stainless steel appliances, chrome plumbing fixtures and plank flooring. Amenities include a clubroom with an entertainment kitchen, pool with two outdoor grill stations, business center, fitness center and package lockers. The design team for the project includes architect Cline Design Associates and engineer McAdams, both locally based.

Champion Townhomes in Davenport, Florida

DAVENPORT, FLA. — First National Realty Partners has acquired Champion Townhomes, a 132-unit townhome-style community in Davenport. Davenport is a city in central Florida, approximately 40 miles from Orlando and 16 miles from Winter Haven, Florida. The deal was co-sponsored by Southport Financial. Champion Townhomes offers two- and three-bedroom floor plans and community amenities such as a pool, dog park, in-unit washers and dryers and personal garage spaces. Each unit will feature granite countertops, wood and tile flooring, double sink vanities, and energy-saving double-pane windows.

CLEVELAND — SomeraRoad Inc. has acquired $38.5 million in construction financing, in addition to Co-GP equity, for the development of Residences at Bolivar in downtown Cleveland. Leon McBroom, David Gaines, Lucas Borges and Will Haass of JLL Capital Markets represented the borrower. WESTMINSTER, CALIF. — CBRE arranged the sale of Courtyard Apartments at La Pat Place, a 30-unit community in Westminster. The asset was sold to a private investor for $10 million. Dan Blackwell and Andrew Boukather represented the buyer and seller in this transaction. The buyer and seller were not disclosed. Courtyard Apartments at La Pat Place was built in 1963 and offers a mix of studio, one-, two- and three-bedroom floor plans. All 30 units were remodeled as part of the $1 million in renovations completed by the seller.

LIVINGSTON, N.J. — Continental Properties has received a $49.7 million construction loan for the development of Highgate at Livingston, a 169-unit development in Livingston. Michael Gigliotti, Matthew Pizzolato, Michael Lachs and Benjamin Morgenthal of JLL Capital Markets arranged the financing through Truist Bank. Highgate at Livingston will rise four stories. PENSACOLA, FLA. — Thompson Thrift will develop The Quinn, a 324-unit community in Pensacola. The Quinn will comprise nine garden-style apartment buildings across 18 acres. Each building will rise three stories. Units will come in one-, two-, and three-bedroom floor plans. Amenities will include a clubhouse, a fitness center, a pool with grilling areas, fire pits, cabanas, a turf area for outdoor exercise or yard games, pickleball courts and a dog park with pet spa. The property was built in 2016 and comprises 260 units across 11 buildings. Units come in studio, one-, two- and three-bedroom layouts. Amenities include a clubhouse, pool, fitness center, pet play area and car wash area. The 18-acre community will be rebranded as Waterline Estero.

DULUTH, MINN. — Sherman Associates has sold Highland Chateau, a 60-unit community in Duluth, to PLB Highland Chateau LLC for $8 million. Devon Dvorak, Mox Gunderson, Dan Linnell, Josh Talberg and Adam Haydon of JLL Capital Markets represented the seller. Encompass Real Estate Investment Services represented the buyer. Built in 1972, Highland Chateau offers 60 units in studio, one- and two-bedroom layouts. Amenities include garage parking, on-site laundry facilities, a fitness center and a courtyard with a grilling and picnic area.
