PHOENIX — Harvard Investments has sold FirstStreet Happy Valley, a 212-unit build-to-rent community in Phoenix. Spruce Capital Group, a private family-owned investment firm, acquired the asset for $87.9 million. FirstStreet Happy Valley offers one-, two- and three-bedroom floor plans with attached and detached garages. The average size of the units is 1,904 square feet. Amenities include a dog park and washing station, a pool, spa, fitness center and clubhouse. The property was built two years ago and was 94 percent occupied at the time of sale.

SURPRISE, ARIZ. — Mark-Taylor Residential and Sunstone Two Tree have completed Sierra Verde, a townhome-style build-to-rent community in the Phoenix suburb of Surprise. Sierra Verde offers two- and three-bedroom homes with attached garages, gated patio entry and smart home technology. The average unit size is 1,331 square feet. Amenities include a pool and spa, a playground and a fitness center.
LOGANVILLE, GA. — JLL Capital Markets has arranged $26.8 million in construction financing for Rosebud Place, a 139-unit build-to-rent community in the Atlanta suburb of Loganville. The borrower was a joint venture between Landeavor and LAMB Properties. JLL’s Matthew Putterman, Danny Kaufman, Chris Knight and Ware Shipman represented the joint venture to secure the five-year, floating-rate loan through a regional bank. Rosebud Place will offer three- and four-bedroom homes ranging in size from 1,833 to 1,854 square feet. Amenities will include pool, dog park, children’s play area and walking trails.
WESTFIELD, IND. — CenterSquare has acquired Casey Corner, an 80-unit build-to-rent community currently under construction in the Indianapolis suburb of Westfield. The final deliveries of the townhome-style units are slated for February 2024. Units average 1,750 square feet with three bedrooms and attached two-car garages. The acquisition of completed homes will occur in stages as the project is built. The seller and purchase price were undisclosed.
GLENDALE, ARIZ. — NexMetro Communities has broken ground on Avilla Palomino, a 197-unit build-to-rent community in the Phoenix suburb of Glendale. Mosaic is the general contractor for the development. Avilla Palomino will offer duplex and single-family detached units across an 18-acre site. Units will come in one-, two- and three-bedroom floor plans. Amenities include a pool with a spa, shaded pavilion, barbeque areas and a dog park with a dog wash station. A construction timeline for the project was not disclosed.
CARTERSVILLE, GA. — A partnership consisting of Kaplan Residential and Atlantic Residential has opened Everton Estates, a build-to-rent community in the Atlanta suburb of Cartersville. Everton Estates offers 183 townhome units in two- and three-bedroom layouts. Each unit garage includes an EV charger. Amenities include a pool with cabanas, grill stations, fire pits, a playground, game lounge, fitness center, clubroom and an entertainment kitchen. Crosby Design Group designed the townhomes, while English & Associates architects designed and built the amenity spaces.
HOUSTON — JLL Capital Markets has hired Jim Humphries as a director to the firm’s single-family rental (SFR) team. In this role, Humphries will focus on SFR and build-to-rent (BTR) investment sales nationally. He will work out of JLL’s Houston office alongside the current SFR team lead, Managing Director Matthew Putterman. Humphries previously served as a senior vice president with Colliers and worked with HFF as part of the Houston multi-housing investment sales team.
CENTERVILLE, GA. — Forman Capital has provided a $22.5 million lot acquisition and construction loan to Parkland Homebuilders to develop a build-to-rent community in the Warner Robins suburb of Centerville. Parkland Homebuilders is an affiliate of Alpharetta-based Parkland Communities. The developer plans to construct the community in four phases. The first phase of the project will deliver 109 rental homes in two-, three- and four-bedroom layouts. At full build-out, the community will comprise a total of 317 units. A timeline for the project was not disclosed.
CELINA, TEXAS — Mill Creek Residential has completed the construction of Amavi Celina, a 45-acre build-to-rent development in Celina, about 40 miles north of downtown Dallas. The property offers 271 cottage, townhome and single-family detached homes. Units come in one-, two-, three-and four-bedroom layouts. Amenities include a clubhouse with a fitness center, pool, dog park, playground, green space and 1.1 miles of on-site walking trails. Pre-leasing has begun for the community, with the first move-ins expected for late August.
SHERRILLS FORD, N.C. — Mill Creek Residential has opened Amavi Sherrills Ford in Sherrils Ford, approximately 35 miles north of downtown Charlotte. The build-to-rent community offers 134 cottage-style units in two- and three-bedroom layouts. Units feature stainless steel appliances, pin lock entry systems, in-unit washers and dryers, hardwood-style flooring, quartz countertops and fenced-in yards. Amenities include a clubhouse, pool with a sundeck and cabana, a pet park and open green spaces. The first move-ins at Amavi Sherrills Ford are currently underway.
