HOBOKEN, N.J. — Marcus & Millichap has brokered the $6.1 million sale of a building located at 202-204 Hudson Street in Hoboken’s downtown area. Devin Perez, Brent Hyldahl and Alan Cafiero of Marcus & Millichap represented the seller and procured the buyer, a private investor, in the deal. Both parties requested anonymity. The property offers 13 apartments, as well as two ground-floor retail spaces. The retail spaces are currently leased to Jersey Mike’s Subs and J & J Body Works.

ORADELL, N.J. — SAGE Investment Real Estate Advisors has arranged the sale of a 24-unit property in the New York City suburb of Oradell. The building was constructed in the 1960s and features units in one- and two-bedroom layouts. Greg Pine and Steve Tragash of SAGE represented the seller, an entity doing business as Oradell Associates LLC, in the deal. Pine and Tragash also procured the buyer, an undisclosed private investor.

ELIZABETH, N.J. — Berkadia has negotiated the $4.8 million sale of Marlaw Apartments, a 36-unit community in the New York City suburb of Elizabeth. Nat Gambuzza, Trevor Fiebel, Tim Blashford and Nick Balancia of Berkadia represented the seller and procured the buyer in the deal. Both parties requested anonymity. Marlaw Apartments comprises one studio, 17 one-bedroom and 18 two-bedroom units. The property was fully occupied at the time of sale.

HOBOKEN, N.J. — Madison Realty Capital has provided $97 million in financing for a project in Hoboken that will convert a five-story industrial building into a 110-unit community. Once converted, the complex will rise nine stories. Units will come in one- through five-bedroom floor plans. Planned amenities include a pool, fitness center, clubroom, lounge and grilling areas. The building rises five stories and offers studio, one- and two-bedroom apartments ranging from 459 to 1,210 square feet in size. NEW BRUNSWICK, N.J. — The Community Builders has broken ground on Stirlingside Residences, a 53-unit affordable housing project in New Brunswick. The property will offer 13 three-bedroom, 30 two-bedroom and 10 one-bedroom apartments. Of the total unit count, 47 will be reserved for households earning 60 percent or less of the area median income. Six units will be set aside for families and individuals who previously experienced homelessness. Amenities will include a community room, fitness room and onsite laundry facilities. WOOD-RIDGE, N.J. — Hudson Atlantic has arranged the $3.6 million sale of The Highlander, a 19-unit community in the northern New Jersey borough of Wood-Ridge. Adam Zweibel and Dante Fusaro of Hudson Atlantic brokered the deal. The buyer and seller were not disclosed. The seller originally developed The Highlander in 1977. According to Apartments.com, the property exclusively offers one-bedroom floor plans.

LONG BRANCH, N.J. — Kushner has begun constructing a $130 million development in Long Branch, a beachside city in northern New Jersey. Minno + Wasko Architects & Planners designed the property. FLORHAM PARK, N.J. — Garden Communities has begun leasing 147 Columbia, a 126-unit complex in the Northern New Jersey borough of Florham Park. The site is located at 147 Columbia Turnpike and formerly housed an office building. The redevelopment began last year. The community now offers one- and two-bedroom floor plans that range from 861 to 1,535 square feet in size. Units feature with stainless steel appliances, custom cabinetry and individual washers and dryers.

HOBOKEN, N.J. — CBRE has negotiated the $7.5 million sale of a 13,000-square-foot development site located at 511-521 Newark St. in Hoboken. Fahri Ozturk, Richard Gatto, Zach McHale and Jeff Babikian of CBRE represented the seller, AIRN Management, in the deal. The site is included in a portfolio of seven Northern New Jersey parcels that have collectively been approved for the construction of 450 units. The buyer, a private developer headquartered in Hudson County, did not provide further plans for the site.
