Dwight Mortgage Trust Provides $108.2 Million Bridge Loan for The Shoreline in Brooklyn

NEW YORK CITY — Dwight Mortgage Trust, the affiliate REIT of Dwight Capital, has provided $108.2 million in bridge financing for The Shoreline, a mixed-use community in Brooklyn. The borrowers, Solomon Rubin and Chesky Rosen, will use the funds to refinance existing debt and complete the construction and lease-up of the project. The 31-story building includes 248 apartments, as well as 28,600 square feet of commercial space. Units come in studio, one- and two-bedroom floor plans. Beacon Communities Completes 210-Unit Affordable Housing Redevelopment in Boston

BOSTON — Beacon Communities has completed a 210-unit affordable housing redevelopment project located at 140 Clarendon Street in Boston’s Back Bay neighborhood. The site originally housed a historic YWCA building, which was originally constructed in 1929. The property now offers studio and one-bedroom units for low-income renters and formerly homeless individuals. Amenities include a fitness center, community room, library, computer learning center and a wellness office. The redevelopment preserved the spaces of Lyric Stage Co., the Snowden School and other nonprofits currently residing in the building.

FLORHAM PARK, N.J. — Garden Communities has begun leasing 147 Columbia, a 126-unit complex in the Northern New Jersey borough of Florham Park. The site is located at 147 Columbia Turnpike and formerly housed an office building. The redevelopment began last year. The community now offers one- and two-bedroom floor plans that range from 861 to 1,535 square feet in size. Units feature with stainless steel appliances, custom cabinetry and individual washers and dryers.

NMHC Files Petition to Appeal New FCC Digital Discrimination Rule

WASHINGTON, D.C. — The National Multifamily Housing Council (NMHC) has filed a petition to appeal the Federal Communications Commission’s (FCC) Digital Discrimination Rule. The new rule includes property owners as a “covered entity,” which would hold housing providers liable under the FCC’s enforcement scheme if adequate broadband internet connectivity is not available to its renters. The rule is slated to go into effect on March 22, 2024. NMHC stated in a press release that while it supports the goal of ending digital discrimination, it feels the new rule is overly …

ALBANY, N.Y. — KeyBank Real Estate Capital (KBREC) has provided a $14.2 million fixed rate loan through Fannie Mae to refinance existing debt for 930 on Broadway, a workforce housing community in the Warehouse District of Albany.  Dirk Falardeau and Mark Flanders of KBREC Commercial Mortgage Group structured the financing. HARTFORD, CONN. — Chozick Realty Inc. has negotiated the sale of The Mill at Still River Apartments, a 39-unit community in the northwest Connecticut of Winsted. The Mill at Still River Apartments was originally constructed as a mill in 1887. The property was converted into apartments in 1986. Units feature exposed brick walls and beams. The asset traded hands for $4 million. Steve Pappas of Chozick Realty represented the buyer and seller in the transaction. Both parties were undisclosed.

HARTFORD, CONN. — Northeast Private Client Group has negotiated the sale of a portfolio of two buildings totaling 52 units in Hartford. Taylor Perun and Cameron Formica of NEPCG represented the seller and procured the buyer, both of which requested anonymity, in the deal. The portfolio includes a building at 17 Marshall Street that features 12 studios and 13 one-bedroom units, and a building at 50 Gillett Street that houses 16 one-bedrooms, eight two-bedrooms and three commercial spaces.

YONKERS, N.Y. — The Yonkers Industrial Development Agency (YIDA) has granted the final approval of financial incentives for Teutonia Hall, a $458 million project comprising two 41-story residential towers.
