DULUTH, GA. — Cushman & Wakefield has brokered the sale of The Reserve at Sugarloaf in the Atlanta suburb of Duluth. Olen Properties acquired the asset for $91 million. Robert Stickel, Alex Brown, Ashlyn Warren and Wesley Lacefield of Cushman & Wakefield arranged the transaction on behalf of the seller, an institutional client of New York Life Real Estate Investors. Built in 2002, The Reserve at Sugarloaf offers 333 units, as well as amenities such as an indoor-outdoor fitness center, pool, pet park, internet café and car care center.

MARIETTA, GA. — Walton Communities has secured $45 million HUD-insured loan for the refinancing of Kinstone Columns Drive, a 384-unit community in Marietta, a northern suburb of Atlanta. Brandon Baksh and Karnveer Bal of Dwight Capital originated the loan, which features a 25-basis-point Green Mortgage Insurance Premium. Kinstone Columns Drive comprises 29 three-story buildings, three townhomes, two pool bathhouses, and a leasing office and clubhouse across 30.5 acres. Amenities include a fitness center, business center, playground, tennis court, walking trail, picnic area, sports courts and two pools.

The rebrand is part of the developer’s plan to redevelop the mall into a 73-acre mixed-use community in the eastern Atlanta suburb of Decatur. FORT LAUDERDALE, FLA. — Altman Management Co. (AMC), a subsidiary of Fort Lauderdale-based The Altman Cos., has formed a partnership with RAM Partners. RAM Partners is a full-service third-party residential property management company based in Atlanta. RAM Partners will provide support to AMC’s property marketing, training, business systems and revenue management teams, as well as the firm’s ancillary services department. AMC will continue to handle resident-facing functions such as leasing and property management. AMC currently manages more than 27,000 units across 105 communities.

ATLANTA — The city of Atlanta has completed its $39 million purchase of 2 Peachtree Street, a 41-story office tower in downtown Atlanta that was built in 1966. The city’s economic development agency, Invest Atlanta, purchased the 1-million-square-foot building and will hold it until a redevelopment partner is selected.
