Washington State’s Newly Enacted Rent Control Law is Shortsighted, Say Developers

SEATTLE — Washington Gov. Bob Ferguson has signed House Bill 1217, which limits yearly rent increases for existing tenants in Washington state to 7 percent plus inflation or 10 percent, whichever is lower. Landlords can still adjust rent by higher amounts for new tenants. The bill also limits rent increases for manufactured homes to 5 percent per year. HB 1217, as well as several other bills, were signed on May 7 at the Blake House affordable housing high rise in downtown Seattle. The bill automatically became law upon signing. Other …

PUEBLO, COLO. — Pinnacle Real Estate Advisors has negotiated the $5.5 million sale of Briarwood Apartments, a community located at 2026 Carlee Drive in Pueblo, about 43 miles south of Colorado Springs, Colorado. The property features 60 apartments, as well as an on-site manager house and workshop. Briarwood Apartments ofers 30 one-bedroom units and 30 two-bedroom units. Chris Knowlton of Pinnacle brokered the deal on behalf of both the undisclosed seller and undisclosed buyer.

BALDWIN PARK, CALIF. — Big Dalton LLC has acquired a 24-unit property located at 3541-3545 Big Dalton Ave. in Baldwin Park, about 17 miles east of Los Angeles. HP Big Dalton sold the asset for $6.3 million. Eric Chen and Justino Fa’aola of CBRE represented the buyer and seller in the deal. The community features two-bedroom residences, with roughly 50 percent of units designated as single-story bungalows. Units feature quartz countertops, vinyl and carpeted flooring, wall-mounted AC units, select kitchen appliances, in-unit washer and dryer and private or shared patios.

GILBERT, ARIZ. — Thompson Thrift has broken ground on The Gilmore, a $225 million mixed-use project located roughly 23 miles east of downtown Phoenix in Gilbert. The Gilmore will consist of 300 apartment homes, a hotel and approximately 200,000 square feet of grocery, restaurant and retail space. The 35-acre development will feature a main street-style entrance with covered walkways, common areas, murals by local artists and landscaped outdoor gathering spaces. Retailers are expected to begin opening in late 2026, while the first resident move-ins are planned for early 2027.
