High Street Residential Breaks Ground on Dallas TOD

DALLAS — High Street Residential (HSR), a subsidiary of Trammell Crow Co., has broken ground on a 394-unit transit-oriented development in Dallas. The project, which has yet to be formally named, is part of a multi-phase conversion of approximately 16 acres of under-utilized surface parking owned by the Dallas Area Rapid Transit (DART) agency. The project is located at the SMU/Mockingbird station. At full buildout, the area will be a pedestrian-friendly, mixed-use neighborhood surrounding the DART station. HSR’s apartment project is expected to be complete by the end of 2027.

The seven-story community, situated at the northeast corner of Twin Sixties Drive and Worcola Street, will feature a mix of studios, one- and two-bedroom units. Amenities will include a resort-style pool with fire pits and grilling stations, a club room, a fitness center, dedicated coworking spaces, a dog park, direct access to the University Crossing hike-and-bike trail, secure bike storage and electric vehicle charging stations. The property will also feature a seventh-floor deck with views of the Dallas skyline and a private dining room and balcony. Starting concurrently with the new apartments, a 500‑space below‑grade parking garage is being delivered as part of the multi‑phase development. Open to the public, the garage is intended for DART passengers and visitors of Mockingbird Station.

The City of Dallas has provided tax increment financing support for the project, which helps fund public infrastructure upgrades and ensures that 20 percent of the homes are offered at affordable rates. Rent caps were not disclosed.  

The project was designed by Dallas-based architecture firm GFF Design and is being constructed by Andres Construction Services. Additional project partners are Spiars Engineering (civil engineer), Ellie Aiello Interiors (interior design), The Office of James Burnett (landscape architect), Urban Structure (structural engineer), and Schmidt & Stacy Engineers providing MEP consulting. Santander Bank is serving as the construction lender for the multifamily development.
