JPI Breaks Ground on $103 Million Workforce Housing Community in Denton, Texas

DENTON, TEXAS — JPI has broken ground on Jefferson Quail Creek, a $103.2 million, 415-unit development in the Dallas suburb of Denton. Located at 3855 Hudsonwood Road, Jefferson Quail Creek will include one-, two- and three-bedroom units and such amenities as a resort-style pool, a courtyard with grills, a beer garden with an outdoor kitchen and seating, a main club room with a café, a resident lounge with TVs and gaming stations, an indoor-outdoor fitness center and yoga studio, open green space and an enclosed dog park. An indoor mail and package room and electric vehicle charging stations will also be available on the property. Completion is slated for the second quarter of 2027. Rent restrictions were not disclosed.

Jefferson Quail Creek marks JPI’s fifth Texas project this year as well as its second partnership with the Denton Housing Authority (DHA) in 2025. This past spring, JPI broke ground on Jefferson Bonnie Brae, also in Denton. Berkadia arranged $132 million in construction financing for that project, which the housing authority will own upon completion. Jefferson Bonnie Brae will serve renters earning no more than 80 percent of area median income. According to the Dallas Business Journal, it was the first tax free municipal bond-financed, public-private partnership JPI has undertaken. Once complete in 2027, DHA will own the Jefferson Bonnie Brae property. DHA owns or operates approximately 3,000 units of affordable housing and has another 1,200 units under construction.
