DUNWOODY, GA. — The Dunwoody City Council has approved the rezoning of Phase IV of Park Center, a 17-acre mixed-use development in the northern Atlanta suburb of Dunwoody. KDC, a Dallas-based developer and investment firm, is the master developer for the project. Locally based Cooper Carry will serve as the architect.
The original plan for the project involved the construction of a single 2.2 million-square-foot office tower, which would act as the East Coast hub for State Farm Insurance. The amended zoning will allow KDC to change its plans to instead build a 20-story residential tower and a combined office and hotel tower. The towers will offer a total of 300 apartments, as well as 175 hotel rooms, 22,000 square feet of retail space and 300,000 square feet of office space. KDC plans to break ground on Phase IV in 2025.
Park Center currently comprises 1.6 million square feet of office space and 39,000 square feet of retail space across three towers, which were constructed over the past 10 years. KDC acquired two of the three towers in 2022 in a sale-leaseback transaction with State Farm, as well as the 2.6-acre site for Phase IV.
