FLOWER MOUND, TEXAS — Realty Capital Residential has completed the development of Thirty-One Eleven Sunset, a 16-story residential tower overlooking Lake Grapevine in Flower Mound, about 30 miles northwest of downtown Dallas. The property offers 207 units in a mix of one-, two- and three-bedroom floor plans. Monthly rates begin at $4,000.
Amenities include a rooftop pool with a terrace and spa, bar and lounge, dining room, fitness center, golf simulator and guest suits that residents can reserve for visitors. The property also includes a five-level parking garage and 6,000 square feet of ground floor commercial space. Residents also have access to services such as a full-time lifestyle director, concierge and valet parking.
Archer Western, the general contractor for the project, broke ground on Thirty-One Eleven Sunset in December 2022. Barings provided construction financing. Creek Lane Capital and Realty Capital Residential provided the equity for the project.
Thirty-One Eleven Sunset is located within Lakeside Village, a $2.5 billion mixed-use project that features 40 shops and restaurants, offices, entertainment, public amenity spaces and roughly 2,500 residences across 160 acres. The Peter Stewart family of Dallas has owned the site since 1973 and selected Realty Capital as Lakeside Village’s master developer in 2011.
