MADISON, WIS. — Smith Gilbane, a joint venture comprised of developers Gilbane Development Co. and Summit Smith Development, are underway on construction of Block Three, the most recent phase of Smith Gilbane’s Madison Yards project in Madison’s Near West Side neighborhood.
The Madison Yards master-planned community is a 21-acre site at the southwest corner of University Avenue and Segoe Road, the former location of the Wisconsin Department of Transportation’s headquarters. The total project includes approximately 500 units, a hotel, Class-A office spaces, 400,000 square feet of medical office space, a Whole Foods Market, which opened in 2023, and retail, restaurant and entertainment uses.
Block Three will include 199 units, 8,733 square feet of retail space and 200 secure, temperature-controlled parking stalls. Units will be offered in studio, junior-one-bedroom, one- and two-bedroom floor plans. The amenity package features a courtyard, a rooftop deck with views of Lake Mendota, coworking spaces, fitness and yoga areas, a pet spa, a sauna and a greenhouse. Construction began in July 2025. Completion is slated for March 2027. Smith Gilbane broke ground on the first phase of development at Madison Yards in 2021.
