Creation, Crescent Break Ground on 10-Acre Mixed Use Heritage Park in Gilbert, Arizona

GILBERT, ARIZ. — Co-developers Creation and Crescent Communities have broken ground on Heritage Park, a 10-acre mixed-use development in Gilbert. The site is at the northern end of Gilbert’s Heritage District, a walkable downtown area that has been in various stages of development and redevelopment since 1989.

Heritage Park will be a mix of restaurants, retail, multifamily and a town square. It will take up one city block at the intersection of Gilbert Road and Juniper Avenue. The initial phase includes approximately 47,000 square feet of retail and restaurants; NOVEL Heritage Park, a 288-unit community; approximately 300 surface parking spaces; and a public square with water features, mature landscaping, public art and walking and biking paths. Future phases of Heritage Park will include a 125-room hotel, office and additional parking.

NOVEL Heritage Park is part of Crescent Communities’ NOVEL multifamily brand, known as a Class A product typically located in urban environments. Specific amenities and unit details were not released, but NOVEL properties often include resort-style pools with cabanas and outdoor kitchens, fitness centers with yoga studios and other wellness-focused amenities, coworking spaces, resident lounges and sustainable features.

Creation won the RFP for the development in 2020 and announced its partnership with Crescent Communities in 2022.

Heritage Park will open in phases, with the first openings expected in 2026, followed by NOVEL Heritage Park, which is slated to open in March 2027. LGE Design Build, one of the Southwest’s leading design-build construction firms, is spearheading construction. Phoenix Commercial Advisors (PCA) has been appointed to oversee retail leasing activities.

A total project cost was not disclosed, but several local media outlets call Heritage Park a $300 million development.
