High Street Residential, Third & Urban Break Ground on Mixed-Use Project Near Atlanta

SANDY SPRINGS, GA — High Street Residential (HSR), the residential subsidiary of Trammell Crow Co. (TCC), alongside partner Third & Urban, has broken ground on Hillcrest, an 8-acre mixed-use development in the Atlanta suburb of Sandy Springs. Completion is slated for 2027. The project will include 362 apartment units, 30 for-rent townhomes, approximately 18,000 square feet of retail space and a central greenspace plaza.

Hillcrest is located adjacent to the $230 million City Springs mixed-use development and is situated on land acquired from the Sandy Springs United Methodist Church, which sold the parcel to the developers to fund capital improvements on the church’s remaining property.

The development team includes Cooper Carry as architect; Square Feet Design as retail consultant and interior designer; New South Construction as general contractor, Citizens Bank as lender; and Wesley Community Development, which is serving as a church advisor. Amy Fingerhut and her team at CBRE are handling the retail leasing.

The three- to five-story apartment building will include a rooftop pool and clubroom with panoramic views of Sandy Springs and the neighboring Atlanta suburb of Buckhead, a golf simulator lounge, a private movie-screening room, a sauna, fitness center with Pilates studio, a dog park and a café-inspired work-from-home space.

The developers will also provide improvements to the surrounding street infrastructure, adding additional on-street parking and connected walkability to the surrounding area.
