COLORADO SPRINGS, COLO. — Dwight Capital has arranged a $48.3 million loan for Ryan Dunn of Dunn & Associates and Taylor Turano of Denver Land Co. Dunn and Turano will use the HUD loan to refinance an existing mortgage on Plaza at Pikes Peak, a 215-unit property in Colorado Springs. The refinancing qualified for a reduced Green Mortgage Insurance Premium (MIP), which offers a reduction in mortgage insurance premiums for new and existing multifamily properties if they meet various green energy benchmarks. Plaza at Pikes Peak has received a silver GreenPoint rating from an organization called Build it Green, which qualifies the property. Jonathan Pomper and Jack Tawil led the Dwight Capital team.
The property comprises two residential buildings, one five story and the other four story, with a unit mix of 43 studios, 134 one-bedrooms and 38 two-bedrooms. Completed in 2022, the complex features smart home technology, quartz countertops, stainless steel appliances and balconies or patios. Amenities include a fitness center, pool, hot tub, courtyard with a fire pit, dog park, pet wash area, rooftop lounge, yoga and spin studios, storage lockers and coworking spaces.
