DALY CITY, CALIF. — Kimco Realty (NYSE: KIM) and Bozzuto have broken ground on The Chester at Westlake, a 214-unit community located in the Westlake Shopping Center in Daly City, about 10 miles south of San Francisco. The project is part of Kimko’s strategy to incorporate residential into its retail developments.
Westlake, a 40-acre, open-air center, opened in 1951 and was acquired by Kimko in 2002. Westlake Shopping Center is described as one of the earliest planned shopping centers in the United States, and neighborhoods were built around the center, establishing it as Daly City’s central retail and commercial core.
This is the partnership’s second similar joint venture, following Coulter Place, a mixed-use development adjacent to Philadelphia’s historic Suburban Square shopping center, which first opened in 1928. Kimko acquired Suburban Square in 2007 and, along with Bozzuto, broke ground on Coulter Place in 2023. It is scheduled to open later this year.
Bozzuto Development Co. will be the lead developer of The Chester, which will include 214 units in floor plans ranging from studios to three-bedroom layouts. The property will feature a two-story lobby and two landscaped courtyards connected by a clubroom. In the west courtyard, residents will have access to an outdoor kitchen with grilling stations, a water feature and lounge and dining areas.
The east courtyard will provide a covered lounge and fireplace. Additional amenities include a 24-hour fitness center and yoga room, coworking spaces, a communal bar area with lounge seating and a rooftop lounge and patio. The ground floor will include 10,000 square feet of retail space. Bozzuto will also serve as the property manager.
Additional project team members include BDE Architecture, civil engineer Kimley-Horn, interior design firm Vida Design, general contractor Palisade Builders and JETT Landscape Architecture & Design.
