NEW YORK CITY — Foxy Development and Selfhelp Realty Group have closed on financing and begun construction of The Perennial, a 145-unit, multi-generational affordable housing property that also will be the future home of the Forest Hils Jewish Center. The project is a redevelopment of a former Parkway Hospital building that is located at 70-35 113th St. in the Forest Hills section of Queens. The building has been vacant since the hospital closed down in 2008. The building was constructed in the 1960s.
Once complete, by approximately the end of 2027, the community’s units will be reserved for renters earning no more than 50 percent of area median income. Most of the units (124) will be reserved for seniors, including 44 units for formerly homeless seniors. Twenty family units and the 34,000-square-foot Forest Hills Jewish Center will take up the remaining space.
Foxy and Selfhelp are co-developing the project. The team also includes architect Newman Design, structural engineer Cityscape Engineering and general contractor Suffolk Construction. The mechanical, electrical and plumbing engineering will be handled by Mottola Rini. TD Bank provided a construction loan, and the Community Preservation Corporation (CPC) will provide permanent financing.
