ANN ARBOR, MICH. — Oxford Cos. and Crawford Hoying have received final state approval for Arbor South, a mixed-use redevelopment project covering approximately 20 acres on the south side of Ann Arbor. The project cost is estimated at $651 million. Arbor South, a brownfield development, is expected to include 1,069 residential units and encompass more than 2.2 million square feet.
Plans call for predominantly rental apartments as well as a small for-sale component. Detailed city plans include 30 condominium units and 209 permanently affordable apartments to be developed in partnership with the Ann Arbor Housing Commission. The affordable units will be reserved for renters earning up to 60 percent of area median income.
The development will also include about 100,000 square feet of retail, dining and entertainment space, a hotel, public green space and structured parking.
Arbor South is a redevelopment of an underutilized site near South State Street and Eisenhower Parkway that currently includes surface parking, office properties and a longtime gasoline station. The brownfield area includes a former Shell service-station parcel.
Eisenhower State Land Development Co., a partnership between Ann Arbor-based Oxford Cos. and Dublin, Ohio-based Crawford Hoying, is developing the project. Sachse Construction is the general contractor, Lord Aeck Sargent is the architect, and Midwestern Consulting is providing civil engineering services. Pre-construction is expected to begin this winter. The project will be developed in phases. A completion date has not been announced.
