ANN ARBOR, MICH. — Related Midwest, the Chicago office of Related Cos., and the Ann Arbor Housing Commission have broken ground on The Adeline, a 20-story, 330-unit affordable housing community in downtown Ann Arbor. The project cost was listed as $220 million when digital news group MLive reported the city’s approval of the development in October 2025.
Most units are reserved for households earning up to 80 percent of area median income (AMI). About one-third of the apartments will be reserved for households earning 30 percent or less of AMI. Amenities include a lounge, a mail and package room and 6,000 square feet of retail. Detroit-based SmithGroup is the architect. The project is being developed on the former Ann Arbor YMCA site at 350 S. Fifth Ave. The YMCA operated there from 1960 until 2005 when the organization moved to a different facility. Completion is slated for 2028.
The groundbreaking follows another major affordable-housing initiative in Ann Arbor: the recently approved $651 million Arbor South mixed-use project, which also includes affordable units being developed in partnership with the Ann Arbor Housing Commission.
