Akridge, National Development Complete First Phase of Mixed-Use Project in D.C.

WASHINGTON, D.C. — Akridge and National Real Estate Development have opened Colette and Everly, two apartment communities situated within The Stacks, a mixed-use project in the Buzzard Point neighborhood of Washington, D.C. The openings of Colette and Everly mark the completion of the mixed-use project’s first phase.

Phase I of The Stacks totals nearly 1 million square feet, including three apartment buildings with 1,116 units and more than 90,000 square feet of amenity spaces. Phase I also includes approximately 22,000 square feet of public parks, 40,000 square feet of retail space and 11,000 square feet of coworking space.

The first move-ins at Colette and Everly are slated for late April. The two communities total 732 units. Greystar is the property manager.

Architecture firm Gensler designed Everly and was the broader design coordinator of The Stacks. Everly offers 413 apartments spread across 14 stories. Residents will have access to amenities such as a rooftop lounge, lap-length pool, library lounge, coworking space, penthouse fitness center, community garden and an outdoor dog run.

Handel Architects designed Colette. Colette features 319 units across 13 stories, including 213 traditional apartments and 106 coliving units. In the coliving units, tenants rent a private bedroom within a fully furnished apartment with shared common spaces. Amenities include a rooftop pool, penthouse fitness center, multiple coworking and social lounges, a pet spa, bike room and automated secured package lockers.

Additionally, community amenities that are available to all residents of The Stacks include a 10,000-square-foot FLEX DC gym with a cold plunge and sauna, a virtual sports simulator, Wi-Fi access throughout the neighborhood and a Capital Bikeshare station. 

At full build-out, The Stacks will comprise 2 million square feet of mixed-use space, including apartments, retail, hotel, office and open space. The project is located a block from Audi Field (home arena of MLS’ D.C. United club) and less than one mile from Nationals Park (home ballpark of MLB’s Washington Nationals).

The Stacks is jointly owned by Akridge, Bridge Investment Group, Blue Coast Capital and institutional funds managed by National Real Estate Advisors.
