Branch Properties Plans Mixed-Use Redevelopment of Lakeshore Mall in Gainesville, Georgia

GAINESVILLE, GA. — Branch Properties has planned a redevelopment of Lakeshore Mall, a 492,798-square-foot retail property in Gainesville, about 55 miles northeast of Atlanta. Plans for the redevelopment include 652 apartments, as well as 305,444 square feet of retail space and 38,200 square feet of community green spaces. The mixed-use property will also have the capacity for the future development of a hotel and townhomes.

Branch Properties, which acquired the property in 2022, will initiate the development of the regional impact process with the Georgia Department of Community Affairs imminently. Gainesville city officials are set to consider zoning entitlements in February, and the developer expects to break ground on the project in late 2026.

Lakeshore Mall originally opened in 1970. The property is anchored by Dick’s Sporting Goods and Belk, which will remain open throughout the development process. The Dick’s Sporting Goods will relocate to a new space within the project. Len Erickson of Franklin Street will handle retail leasing at the development in partnership with Branch Properties.

Branch Properties was founded in 1973. The Atlanta-based company acquires and develops commercial real estate properties throughout the Southeast. Branch Properties states that, to date, the company and its affiliates have acquired, developed and managed roughly $5 billion of commercial real estate.
