Renovations included replaced roofs and siding, new energy-efficient systems and updates to common areas such as the clubhouse, leasing office and laundry facilities. All 70 units received new windows, sliding glass doors, energy-efficient appliances, dishwashers, modern kitchen cabinets and countertops. SANTA MONICA, CALIF. — Locally based brokerage and advisory firm Gortikov Capital has purchased Samo Collection, a portfolio of affordable housing communities in Santa Monica, for $120 million. The portfolio comprises 399 units across 11 buildings. The properties were constructed between 1997 and 2009. Samo Collection offers studio, one-, two- and three-bedroom apartments with stainless steel appliances, hardwood-style flooring and central heating and air conditioning. The name of the seller was not released.
LAKE CHARLES, LA. — Clearwater, Florida-based Churchill Stateside Group LLC has closed $47.7 million in construction financing for Deerwood Apartments, a 144-unit affordable housing project in Lake Charles, 75 miles west of Lafayette, Louisiana. Once complete, Deerwood Apartments will offer a mix of 18 one-bedroom, 84 two-bedroom and 42 three-bedroom apartments. A construction timeline and developer were not disclosed. The recent changes to New York laws regarding rent-stabilized apartments, included in the 2024 budget legislation and signed into law by Gov. Kathy Hochul, are a step in the right direction.
