HOUSTON — JLL Capital Markets has hired Jim Humphries as a director to the firm’s single-family rental (SFR) team. In this role, Humphries will focus on SFR and build-to-rent (BTR) investment sales nationally. He will work out of JLL’s Houston office alongside the current SFR team lead, Managing Director Matthew Putterman. Humphries previously served as a senior vice president with Colliers and worked with HFF as part of the Houston multi-housing investment sales team.

CENTERVILLE, GA. — Forman Capital has provided a $22.5 million lot acquisition and construction loan to Parkland Homebuilders to develop a build-to-rent community in the Warner Robins suburb of Centerville. Parkland Homebuilders is an affiliate of Alpharetta-based Parkland Communities. The developer plans to construct the community in four phases. The first phase of the project will deliver 109 rental homes in two-, three- and four-bedroom layouts. At full build-out, the community will comprise a total of 317 units. A timeline for the project was not disclosed.
CELINA, TEXAS — Mill Creek Residential has completed the construction of Amavi Celina, a 45-acre build-to-rent development in Celina, about 40 miles north of downtown Dallas. The property offers 271 cottage, townhome and single-family detached homes. Units come in one-, two-, three-and four-bedroom layouts. Amenities include a clubhouse with a fitness center, pool, dog park, playground, green space and 1.1 miles of on-site walking trails. Pre-leasing has begun for the community, with the first move-ins expected for late August.
SHERRILLS FORD, N.C. — Mill Creek Residential has opened Amavi Sherrills Ford in Sherrils Ford, approximately 35 miles north of downtown Charlotte. The build-to-rent community offers 134 cottage-style units in two- and three-bedroom layouts. Units feature stainless steel appliances, pin lock entry systems, in-unit washers and dryers, hardwood-style flooring, quartz countertops and fenced-in yards. Amenities include a clubhouse, pool with a sundeck and cabana, a pet park and open green spaces. The first move-ins at Amavi Sherrills Ford are currently underway.
PHOENIX — Empire Group has secured a $88.5 million construction loan to develop Village at Bronco Trail, a build-to-rent (BTR) community in Phoenix. Kyle McDonough and George Maravilla of Tower Capital arranged the financing. Village at Bronco Trail will comprise 354 units on a 30-acre site. Each unit will feature a private yard, a kitchen with quartz countertops, stainless steel appliances, full-size washers and dryers, and smart-home features. WESLEY CHAPEL, FLA. — ResiBuilt has received $38 million in construction financing for GroveParc Townhomes, a 190-unit, build-to-rent development located in the Tampa, Florida suburb of Wesley Chapel. Max La Cava, Matthew Putterman and Drew Jennewein of JLL Capital Markets secured the loan through a regional bank. GroveParc Townhomes will offer three- and four-bedroom townhome units with garages and backyards. Amenities include gated access, a clubhouse, pool, fitness center, playground dog park, pickleball courts and a lakeside trail. The project is expected to be completed in January 2025.
The construction of new build-to-rent (BTR) homes hit a record in 2022, with more than 14,500 houses completed, according to a RentCafe analysis of Yardi Matrix data. This is a 47 percent increase in deliveries from 2021. Now, approximately 44,700 BTR homes are under construction across America, triple the number of new homes completed in 2022. OXFORD, FLA. — Blue Vista Capital Management has acquired The Keys at Wildwood, a BTR development situated on 19 acres in Oxford, which is in central Florida. The project is currently being developed in partnership with Belleair Development and Mize & Sefair Development. The Keys at Wildwood will offer 190 single-story, three-bedroom units including features such as in-unit laundry, private patios, and dedicated parking spots. The new community is the sixth built-to-rent community Blue Vista has acquired or developed since 2020.

Kyle McDonough and George Maravilla of Tower Capital arranged the financing on both deals.
