SHAWNEE, KAN. — Material Capital Partners (MCP) has secured $77.8 million in financing and begun construction on Harmony at Clear Creek, a 188-unit build-to-rent (BTR) community in Shawnee, 12 miles southwest of Kansas City, Kansas. Bluerock is MCP’s financial partner on the project. Bank OZK provided the construction loan, and Winchester Commercial Group is the general contractor.
In addition to the loan, MCP is using equity from its BTR Development Fund I, which also is a funding source for two other BTR projects in the pipeline: Indigo Cove, an 83-unit townhome community in Bluffton, South Carolina, and River Ford, a single-family-cottage neighborhood in Brunswick, Georgia.
Harmony at Clear Creek is set on approximately 40 acres and will feature a mix of three- and four-bedroom floor plans offered as single-family, detached homes or townhomes. Each residence will include a two-car garage, private patio, fenced backyard and a mudroom with built-in storage cubbies.
Amenities include a clubhouse with a fitness center and coworking spaces, a resort-style pool with a splash pad, a dog park and pet spa, pocket parks and walking trails woven throughout the site’s landscape. Completion is slated for February 2028.
