Abode at Greenway

CHARLOTTE, N.C. — RKW Residential has been selected to manage three properties in Charlotte. The properties include Abode at Reid’s Cove (95 units) and Abode at Greenway (90 units), two build-to-rent (BTR) communities owned by Edgewood Ventures. The third property, Axis Berewick, is a 266-unit traditional multifamily asset owned by Welltower. RKW also manages Welltower’s Charlotte properties Solis Midtown and Solis Millennium. The firm now manages or consults on approximately 5,000 BTR units nationwide, with a concentration in Sun Belt and Midwest markets.

NASHVILLE, TENN. — A partnership between Hensler Development Group, Stiles and PGIM Real Estate will open Olive at Peabody Union, a 345-unit high-rise project situated between downtown Nashville and the Cumberland River. ALEXANDRIA, VA. — Boston-based investment company The DSF Group has secured $165.9 million in financing for the acquisition of Town Square at Mark Center, a 678-unit apartment and townhome community in Alexandria. IPA Capital Markets, a division of Marcus & Millichap, arranged the loan, which features a 35-year amortization schedule. Town Square at Mark Center rises five stories at 1459 N. CAROLINAS — Infinity Real Estate Partners has received $18.8 million in financing from American South Capital Partners, a joint venture between SDS Capital Group and Vintage Realty Co., for the acquisition and renovation of a portfolio of 1,068 affordable housing units located in North Carolina and South Carolina. MIAMI — Focus and Group Fox have received site plan approval for Brickell Starlite, a 39-story residential tower located in Miami’s Brickell financial district. DENVER — A joint venture between Trammell Crow Residential (TCR) and Cigna has received a $75 million loan for the refinancing of One Seven at Belleview Station, a 250-unit mixed-use community located at 4882 S Newport St. in Denver. The borrowers will use the funds to retire the original bank construction loan. Fenton in Cary, North Carolina

CARY, N.C. — A partnership consisting of Hines, Affinius Capital and Columbia Development has secured a $191 million senior mortgage for Fenton, a mixed-use development located in Cary, roughly 10 miles west of Raleigh, North Carolina. Chip Sykes and Kelsey Bawcombe of JLL arranged the loan through New York Life Real Estate Investors.  Fenton was built between 2022 and 2023. The project features an apartment community — The Allison at Fenton — comprising 367 multifamily units, as well as approximately 246,000 square feet of retail space and 183,000 square feet of office space.

Avilla Gateway in Phoenix

PHOENIX AND DENVER — NexMetro Communities has recapitalized four build-to-rent (BTR) properties in Phoenix and Denver. Valued at about $300 million, the properties, comprising 849 units, are Avilla Gateway, Avilla Magnolia and Avilla Canyon, which are in Phoenix. The fourth property, Avilla Eastlake, is in Thornton, Colorado, 25 miles north of Denver. NexMetro has developed 60 projects nationwide since its founding in 2012. RICHMOND, VA. — Boston-based West Shore has acquired The River Lofts at Tobacco Row, a portfolio of five communities in Richmond’s Shockoe Bottom neighborhood. Drew White, Carter Wood and Cole Carns of Berkadia brokered the deal. Additionally, Robert Falese, Jake Adoni and Kris Kadar of Berkadia arranged an undisclosed amount of acquisition on behalf of West Shore. The direct lender was also not disclosed.
