BRAINTREE, MASS. — WinnDevelopment and development partner Arch Communities have broken ground on The Eastwalk, a $47-million mixed-income project in Braintree, roughly 12 miles south of Boston. The five-story community will be built on the former location of the Braintree Electric Light Department. The project also includes the creation of a pedestrian riverwalk along the Monatiquot River, which will provide public access to the river.
The Eastwalk will feature a mix of one-, two- and three-bedroom apartments. Of the total 56 units, 30 will be set aside for households earning at or below 60 percent of the area median income (AMI). Additionally, 20 units will be available for those earning up to 120 percent of AMI. Six units will be available for rent at market rate.
The unit mix will include 22 one-bedroom apartments, 29 two-bedroom units and five three-bedroom units. Planned amenities include a clubhouse, community room with kitchen, on-site workspace for residents, fitness room and bike storage room. The property will feature an amenity deck overlooking the riverwalk, as well as a patio lounge with grills and a fire pit.
WinnResidential, the property management arm of WinnCos., will manage the community.
The development is slated to open in July 2026. Keith Construction Inc. is the general contractor for The Eastwalk. The Architectural Team Inc. designed the community. Weston and Sampson is the civil engineer and geotechnical engineer.
The Massachusetts Executive Office of Housing and Livable Communities provided federal and state Low-Income Housing Tax Credits and soft funding, including Housing Stabilization Funds. Webster Bank is serving as the construction lender, and U.S. Bank is the state LIHTC investor. Boston Financial is the federal LIHTC investor.
The Massachusetts Housing Partnership, the South Shore HOME Consortium and the Community Economic Development Assistance Corp. provided additional funding.
MassHousing is serving as the permanent lender for the project. The agency also provided funding through its Workforce Housing Program and through the American Rescue Plan Act (ARPA), which will be administered through the Affordable Housing Trust.
