ESTERO, FLA. — FRP Development Corp. and Woodfield Development have begun construction of a multi-phase project in Estero, about 20 miles south of Fort Myers, Florida. Santander Bank provided an $81 million construction loan for the first phase of development, which will include 286 apartments and 30,000 square feet of retail space. Completion is slated for 2027. Brooks & Freund is the general contractor, and ID & Design International is leading interior design. Capstone Communities Developing $60 Million BTR Project in Southeast Georgia

BLOOMINGDALE, GA. — Alabama-based Capstone Communities has broken ground on The Villas at Bloomingdale, a $60 million build-to-rent project in Bloomingdale, 17 miles west of Savannah. The project is situated on an approximately 33-acre site and will feature 263 units as well as such amenities as a resort-style pool, pickleball court, grills and a dog park. CBI Construction is the general contractor, and Nequette Architecture & Design is the architect. Completion is slated for February 2027.

GAINESVILLE, FLA. — AREY Group and Jim Chapman Construction Group (JCCG), a general contractor specializing in build-to-rent (BTR) projects, has broken ground on Enclave at Marston in Gainesville. The BTR community will consist of 75 single-family attached homes, eight garage buildings, a maintenance building, clubhouse and a resort-style pool. FAIRPORT, N.Y. — WinnCos. has completed the $86 million redevelopment of Evergreen East, a 508-unit affordable housing community in Fairport. Originally constructed between 1972 and 1976 by the New York State Urban Development Corp. (UDC), the property, formerly known as the Pines of Perinton Apartments, was added to the National Register of Historic Places in January 2023. ST. AUGUSTINE, FLA. — Tampa, Florida-based Third Lake Development is underway on construction of The Cottages at St. Augustine. CBI Construction is heading up building efforts at the 33-acre site at 300 Bushwood Circle in St. Augustine. Nequette Architecture designed the 250-unit build-to-rent community. Construction began in March, and completion of the $50.8 million project is slated for December 2027.
