Blake Hering and Crischell Bacarro of Gantry’s Portland and Los Angeles offices represented the borrower in the transaction. The five-year, interest-only agency loan was provided by Fannie Mae through Walker & Dunlop with a fixed rate. The borrower was a private real estate investor. PORTLAND, ORE. — Northwest Housing Alternatives has opened Emmons Place, a 146-unit affordable housing community in the historic Alphabet District of Portland. Emmons Place is available to households earning at or below 60 and 30 percent of the area median income. Priority populations include communities of color, individuals with disabilities and seniors exiting homelessness who will receive Permanent Supportive Housing services through the Northwest Pilot Project, which connects low-income seniors to affordable housing. The Portland Housing Bureau allocated $19.7 million from the Portland Housing Bond to the project’s development.

PORTLAND, ORE. — Home Forward has opened the first phase of Dekum Court Apartments, a redevelopment project in Portland. Dekum Court originally comprised 40 units and was built in 1972. Home Forward will rebuild the 40 apartments, as well as add 147 new units. At full build-out, Dekum Court will offer 187 units. The first phase of the redevelopment is now complete, and the second phase will be completed in summer of 2025.

KeyBank Community Development Lending and Investment (CDLI) provided a $4 million construction loan and $6.3 million in Low-Income Housing Tax Credit, as well as arranged $10.1 million in permanent financing through Freddie Mac.
