DENVER — Locally based Formativ Real Estate Group has begun construction of Rowan, a 358-unit, 16-story community at 3875 Walnut St. in Denver’s River North Arts District, commonly known as RiNo. Located adjacent to the 38th & Blake commuter rail station, Rowan is part of Formativ’s larger investment in the 38th & Blake transit-oriented development site, which also includes 3850 Blake, a 310-unit workforce housing community currently under construction, and a forthcoming 180-key hotel. Units at 3850 Blake are reserved for renters earning up to 60 or 90 percent of area median income.
Rowan will be a higher-end market-rate asset comprised of studios and one- and two-bedroom floor plans as well as some penthouse homes with in-unit fireplaces, wet bars, larger bathrooms and premium finishes. Amenities include a pool, hot tub, grill stations and a turf lawn for events such as movie nights or fitness classes.
Inside, the lounge is anchored by a double-height fireplace and multiple social spaces. A fitness center, private treatment room, yoga and Pilates studio and an outdoor zen garden round fifth-floor amenities. On the 16th floor, residents will have access to a library, coworking lounge, theater room and café — all of which open onto a deck with mountain and skyline views.
Denver-based SAR+ is serving as architect. Britt Design Group is leading interior design, and The Weitz Co. has been selected as general contractor. First move-ins are tentatively scheduled for fall 2028.
